Royse City is a growing emerging market, and a Wal-Mart with other retail is newly constructed at IH30 and Erby Campbell Blvd to the south. The land is designated on the new Comprehensive Plan as Traditional Mixed Use, suited for townhomes, duplexes, fourplexes, small apartments, senior housing, office, live-work-shop units, and single family detached houses. It has frontage on West Church Street ROW which is not built, city utilities, and mostly level with about one third in NE corner in FEMA flood but attractive. City shows Erby Campbell and County Line Roads to adjoin. Right now has no paved road access.
